“Used them a while back. Work was alright, nothing to complain about really. Riley called the other day asking if any issues popped up and asked for a review. Everything’s fine so far, so fair enough...”

Most homeowners never see crawlspace water. They notice the side effects first:
Wet wood, wet insulation, and a dark, closed space are ideal for mold. The EPA says damp materials should be dried within 24 to 48 hours to prevent it. Under a house, nobody is watching that clock.
Puget Sound rain is the most common cause, especially from October through April. We also see:
Finding the source matters. We use moisture meters and thermal imaging to trace it, so the water doesn't come back after we leave.
Inspection. We check the crawlspace, take moisture readings on the joists and subfloor, and identify the water source and category.
Water extraction. Standing water is pumped out with commercial equipment.
Removal of wet materials. Soaked insulation and damaged vapor barrier are bagged and removed. Wet fiberglass can't be dried in place.
Cleaning and antimicrobial treatment. Framing and soil surfaces are treated to stop mold and bacteria, especially after sewage or groundwater.
Structural drying. Air movers and dehumidifiers run until the wood reads dry. We log readings daily.
Rebuild. New vapor barrier and insulation go back in, plus any repairs to joists or subfloor. See our reconstruction services.
If water sat for more than a couple of days, there may already be mold on the joists or subfloor. Our IICRC-certified team removes it and treats the area as part of the same job, so you aren't hiring a second company. Learn more about our mold remediation.
It depends on the source. Sudden events like a burst pipe or a broken drain line are often covered. Groundwater, surface flooding, and long-term seepage usually are not covered under a standard homeowners policy. Sewer backups often need a separate endorsement.
We document everything: photos, moisture readings, and drying logs. We bill your insurance directly when the loss is covered. Learn more on our insurance claims support page.
