“Used them a while back. Work was alright, nothing to complain about really. Riley called the other day asking if any issues popped up and asked for a review. Everything’s fine so far, so fair enough...”

Edmonds faces Puget Sound to the west, and storm-driven rain from the Sound reaches the waterfront first. Many eastern neighborhoods sit on slopes that drain toward the water, putting pressure on homes and drainage systems during the rainy season.
Much of Edmonds was built between the 1950s and 1980s. Aging plumbing, original crawlspace vapor barriers, and decades-old perimeter drains make basement and crawlspace flooding a common problem.
Soundview Restoration is locally owned and serves Edmonds homes and businesses, from downtown storefronts to hillside houses, along with nearby Snohomish County communities. We extract water, dry the structure, and document the work for your insurance claim.

When water is pooling in an Edmonds basement, crawlspace, or living area, we remove it with professional extraction equipment to limit how far it spreads.
Learn about emergency water extraction →Air movers and dehumidifiers dry wall cavities, subfloors, and framing, with moisture readings guiding equipment placement and adjustments.
Learn about structural drying & dehumidification →Thermal imaging helps identify temperature patterns that may indicate hidden moisture, which technicians verify using professional moisture meters.
Learn about thermal imaging & moisture detection →Storm water often carries sediment and debris. We remove water, clean affected areas, dry the structure, and document the work for your insurance claim.
Learn about flood damage restoration →Sewer backups and drain failures involve contaminated water. Technicians use protective equipment, containment, and appropriate cleaning and disposal methods.

Every Edmonds job is different, but most start with moisture mapping — thermal imaging and moisture meters help locate water behind walls and under floors. We extract standing water, set up air movers and dehumidifiers, and take periodic moisture readings to monitor drying. Cleaning, material removal, and reconstruction depend on the actual damage conditions; we document the work and explain the next steps.

Each Edmonds-area neighborhood has its own housing and drainage conditions. Esperance and parts of Picnic Point are outside Edmonds city limits but within our service area. Jump to yours:
Edmonds Bowl is the historic downtown core, running from the waterfront ferry terminal up through the commercial center and surrounding residential streets. Many homes here are among the city's oldest, including craftsman bungalows, Tudor cottages, and early ranch houses from the 1940s–1960s. Original galvanized supply lines, cast iron drain stacks, and clay sewer laterals are often at or past their service life. Waterfront storms can bring rapid surface water, and homes with poor guttering or failing perimeter drains are vulnerable to basement and crawlspace flooding. Old-growth fir framing can hold moisture longer than modern lumber.
Common concerns: Galvanized pipe leaks, sewer lateral backups, storm-driven crawlspace flooding, washing machine hose failures, and basement water heater failures.
Westgate sits just east of the Edmonds Bowl, moving from the downtown commercial area into a residential neighborhood of mid-century and later single-family homes. Its eastward slope means properties at the low end of streets can collect surface runoff during heavy rain. Perimeter drains installed in the 1960s and 1970s may show root intrusion, separated joints, or sediment blockage. Split-level and tri-level homes with finished basements are common, and moisture behind painted drywall or under carpet can go unnoticed for a long time. Moisture mapping helps locate that hidden water.
Common concerns: Failed perimeter and French drains, finished basement groundwater intrusion, laundry and kitchen appliance failures, storm roof leaks, and HVAC condensate line failures.
Perrinville is in northeastern Edmonds along the Snohomish County border, shaped by the Perrinville Creek drainage corridor. During intense rainfall, the creek system can overtop its banks or back up into drainage infrastructure, affecting nearby properties. Homes range from modest post-war houses along the creek to larger, newer construction up the hillside. Homes near the creek face more risk from outside flooding, while those on higher ground more often see internal water damage from pipe failures, appliance malfunctions, and roof or attic leaks.
Common concerns: Creek-adjacent stormwater intrusion, crawlspace moisture from seasonal groundwater, burst pipes during cold snaps, wind-driven roof damage, and overwhelmed sump systems.
Seaview occupies hillside slopes on Edmonds's southern and southeastern side, with views toward Puget Sound and the Olympics. Many homes use daylight basement and walkout lower-level designs, the parts of a home most exposed to water from groundwater pressure, failed window well drainage, or downslope runoff. On steep lots, misdirected gutters and downspouts can send roof water against foundation walls. Over time this saturates nearby soil and pushes water through minor cracks in walls or slabs.
Common concerns: Foundation wall seepage, daylight basement flooding, downspouts draining toward the foundation, window well drain failures, and crawlspace moisture on steep lots.
Picnic Point is a coastal area along the Puget Sound bluff north of Edmonds near Picnic Point Park. Portions of Picnic Point are outside Edmonds city limits in unincorporated Snohomish County, but within our service area. Bluff homes face direct storm exposure, with wind-driven rain stressing roofs, siding, and window seals. Housing ranges from older waterfront cottages to substantial newer homes, so water damage varies from failed cedar shake roofs to leaks in modern HVAC and radiant floor systems. When storm damage lets water in, the entry point needs attention along with drying.
Common concerns: Storm-driven roof and siding failures, coastal wind damage, burst pipes in older uninsulated structures, crawlspace flooding, and skylight or chimney flashing failures.
Esperance is a small unincorporated community next to Edmonds's eastern border. It is outside Edmonds city limits, in Snohomish County, but within our service area. The area is mostly residential, with single-family homes built across several decades and a more semi-rural character than neighborhoods near the waterfront. Some properties have older or nonstandard water and sewer connections, and private septic systems exist in parts of the area. Combined with wet winters, that creates risks ranging from typical household leaks to sewage-related water damage.
Common concerns: Septic-related sewage intrusion, aging supply line failures, crawlspace moisture from high groundwater, storm-driven roof and gutter failures, and drain backups from aging laterals.
The area around Swedish Edmonds hospital on 212th Street SW includes residential streets, professional office buildings, medical offices, and multi-family housing, making it denser and more commercial than most of Edmonds. For offices and other businesses, water damage can mean costly downtime, so prompt extraction, drying, and clear documentation matter. We also serve nearby apartments, condominiums, and single-family homes along the 212th Street and 9th Avenue N corridors, coordinating with property managers where multiple units are affected.
Common concerns: HVAC condensate failures, fire sprinkler discharge, multi-unit pipe failures, office suite plumbing leaks, and storm water intrusion through flat commercial roofs.
